The site is on the main road of Cape Town, South Africa. It has severe traffic noise to the east, and mountain views to the north. The brief was to design four luxury duplex units with parking and private outdoor spaces. The project was the opportunity to develop the idea that medium density, medium-rise housing could retain amenities of low-rise housing as it relates to scale, privacy, individuality and private outdoor space and vegetation. The two upper units were placed and offset over two lower units creating ample terrace space on level three. The lower units were given private gardens. A loggia on the north face of the building operates as a modulator of space, articulates and qualifies light and view, controls sunlight in summer and forms a giant hanging garden. Planting boxes on the upper levels prevent overlooking of the gardens below.
